Our qualified Gas Safe engineers are in demand by letting agents across East Lancashire for carrying out professional landlord safety checks. All landlords are legally required to have all gas appliances in their rental properties inspected every 12 months – if you don’t you might face a serious penalty and be putting your tenants at risk.
A standard inspection takes between 30 minutes to an hour, depending on the size of the property, and involves having our engineer assess all gas appliances, pipework and flues. Among other things we inspect them for gas tightness, adequate ventilation, correct burner pressure and adequate safety devices.
Once the check is done and everything passes inspection, we issue a CP12 landlord gas safety certificate. A copy of this should be provided to your tenants within 28 days, and the original kept for the record for at least two years.
If we find something wrong or deemed unsafe during our gas safety check, we can advise you what needs fixing and arrange to carry out the remedial work for you if required.
Whether it is carrying gas or water, pipework needs to be safe and sound to keep it flowing freely, which is why plumbing and heating are complementary skills. It’s a case of “you can’t have one without the other”!
We also handle all sorts of general plumbing issues. Whether it’s a burst pipe, dripping tap, repairing toilets that won’t flush, connecting new dishwashers and washing machines, replacing piping in renovations, fitting showers, taps and mixers – we do it all.
